Is it something I am doing or does anyone have any suggestions?

In order to secure my investment will a promissory note suffice or do I need a deed of trust or something as collateral in the event I don’t get my $ back? 

Will the property managers be present for the inspection or is this something that they generally wont do?

Again if you can get a deal done on a home for $1, sure then it can make sense but overall for most PML's that I have experience with and that are actually in the game of lending money and not seizing property -- it is not something that is very attractive to them.

Stepping into the real estate scene feels a bit like chasing dreams, with that mix of excitement and butterflies you get when something big is about to happen.

I guess I was overdoing it, but the excitement of this last property, and being retired, well, it was something to do to fill the day...maybe once or twice a week from now on.

In Columbus I always try to invest in the micro markets that hug something good happening in the area.

Now I don’t think I’ve ever seen something that bad lol

No sense in spending time writing anything if this isn't something the seller will do.
