You can look up cash buyers on propwire free, and reach out to the LLC owners by looking them up, or call the agent and ask them.Another option would be to find some private money lenders, and get them to go down on a hard money loan with you, unless you can get all the capital from one person alone (this is very difficult because most people won't loan that much to someone new to real estate).

I recall a case where a court held that the act of having engineering plans drawn up was the first act of visible construction.A quick review of DC's lien provisions appears to show that a sub's lien rights relate back to the date of first work and the sub has up to 90 days after completion of the project to file so someone who close on a purchase of the improvement 60 days after completion may wake up to find a lien has been recorded the next day so it's not gap matter, it's a post-closing matter.

Don't get me wrong, they definitely have to pay you back; the question is did they offer to or do you have request it as that shows their true intent (at a time when the kid is no longer sick).I would also question the bank as to how they let the cheque clear when it was made out to someone whose name was not on the cheque.
