As someone who runs a portfolio of rental properties valued over $50M+ as well as a General Contracting company that will do well over $3M in renovation sales this year i've got to say a guy in your position doesn't yet know what he doesn't know.

I'm considering wholesaling to build some capital to then get into flipping and eventually SFH rentals.At almost 40 years old, I feel as though I’m getting a bit of a late start and my desire is to be aggressive, but smart.

I would love to connect, I actually have a couple rentals under contract right now.

Other than having our numbers ready, the title searched, and a purchase contract on hand, what type of advice can you seasoned purchasers pass along to us? 

Tell them to do a land contract.

I used Terminix and paid for a two year contract, and in a year they weren't able to get rid of roaches (they still use spray from the 1920s).

I have a property Under contracts in Cleveland Ohio the ARV is 97K and under contract for 40K.

Our realtor boards actually have contracts for things like seller financing that are already approved by an attorney. 

It's worked well for me and I've found sellers are much more responsive when you are under contract than when you are just a lowball offer on a piece of paper. 

I am looking for creative financing and building a team of persons who have expertise in the fields of fix and flip, rentals and contract assignments/options.
