Advice on purchasing distressed home

Hi BP!  My business partner and I flip houses in the Denver area...we have done exactly 1!  It was a wholesale purchase and it went really well.  Now, we are ready for our next purchase.  I am getting ready to meet with a motivated seller of a distressed property.  We will not be using a Realtor and will purchase the home as-is.  Other than having our numbers ready, the title searched, and a purchase contract on hand, what type of advice can you seasoned purchasers pass along to us?  Thank you for taking the time to reply!
