Experienced investors are constantly improving their skills, numerical tools, and other resources to find the right deals in the real estate investment market.

I know it can be tough to tell if a contractor is honest, especially if he/she has perfected the art of lying with contractor lingo, but if you can find an honest one that feels right, keep them.  

Dress nice, practice talking if you aren't an extrovert or aren't good with social skills.

This is a good time to educate and save.You have skills, but not a lot of money.

If you build relationships and demonstrate the necessary skills/hustle, then someone will see that and want to partner with you.

What is the best/most effective way to invest in real estate if you are a person with access to capital, but no desire/skills to become a landlord yourself? 

Rehab cost- 40k - did as much as I could by myself- skills are limited though.
