Generally speaking, interest rates are at historical lows right now so it may be in your best interest to get a 30 year fixed conventional loan and let the property cashflow.Once you purchase a rental property you would be best served by finding tax advisor who is also a real estate investor to prepare your taxes going forward as they will need to account for your passive activity losses and depreciation.My personal recommendation is to get to know your market very well and be strategic in your purchases.
