When you are ready to get going forget wholesaling... it is a scam/easy way out racket that will get you nowhere fast. 

Some of these protection plans are scams, or they are very costly, and you have to follow the plan like a soldier ... 

It seems this is a scam going on in the area with fake property manager signing leases on properties they do not manage, taking deposit and rents and disappearing.

I can tell stories of what so called wholesalers did to people that totally fubared them.. ( the owners) I still occasionally see con artist people still doing this rent-back scams with people in pre-foreclosure.

Yes, there are scams and gurus that are famous for being famous, but all the lead coaches in the program are $1 million+ annual wholesalers.

I see no rational reason for putting the money up front and "Seasoning it"  When there is no sufficient reason for something like that to me it is a red flag of a scam.

This also eliminates a lot of risk by increasing your margin (ie Cash flow).Also, I can spot a scam in less than a minute in most cases, just by what they say.
