Once this is established and we have built up another downpayment, we hope to continue investing in buy and hold properties.Any sage advice for newbies?

It's that second group I enjoy speaking with, have respect for, and love to help. 

When they screen them they ask identifying information, and then a few basic questions to try and establish motivation from the seller, and find out the equity in the property. 

When I look at her comps I see two duplexes, One is brand new construction and the other is a total pile of crap ($238K and $113K respectively).

This option would allow the tenant to be able to establish ownership, so in the future, they would be refinancing the property instead of purchasing it.  

I respect those who are good at it.

I hadn't really established whether I wanted to flip the house or wholesale it out but I do see pretty good profit potential in it. 

I think a passion for the business, combined with hard work and surrounding yourself with the right team and mentors are the key ingredients.With respect to real estate crowdfunding, you should search the discussions and forums - there is a wealth of information from folks much better informed than I.        

I would really consider an investor that is will to do a bit of mentoring as well to assist me in getting established and in return would be able to make profits off of our relationship.I'm asking the forum because I am limited to available time with regards to face to face networking.

Include a brief cover letter w your back up offer that states that this is an, "all cash deal, can close quickly, respectfully yours, etc."
