How likely is a $5k or $10k recovery from the buyer to rescind the memorandum?

Also send notice that they need to clean the unit as it is unfit for them and their children to stay there and follow up in a week to check on progress.

I just want to learn, and progress in life.

Progression in real estate (like anything else) is a matter of slow, incremental steps towards your goals and a lot of what is necessary to be successful is repetitive and unexciting. 

The U.S. economy grew at a lackluster annual pace in the final three months of 2020 as a record wave of coronavirus cases stunted our recovery, pushing out the timetable for a broader rebound until later this year.
