If you're not licensed, you can likely still cut some of the expenses by working an agreement with your realtor to receive full commission on the purchase of the property and a reduced fee on the flip (since your agent would get 2 commissions on one property, it's not unreasonable to ask them to take a small reduction on the back end of each one.

In fact, I'd argue if it wasn't for certain hard to fill jobs receiving outsize increases in wages that overall wage growth would be negligible if not going down.

Received a letter from them stating they will have it replaced if I don't fix by a specific date (yesterday).I sent my plumber there, he ran it and his official opinion is that the dishwasher is working fine, and the tenant should try a different soap.The tenant called again, is still not happy with the dishwasher.Ugh.My thought is to send an official letter stating that the unit was professionally inspected and the recommendation is to change soap, and also further visits will be billed to tenant at $XX.How do you handle these matters?
