I am new to this city.I am planning to buy forclosed homes in the $30k$ range or less, and rehab.

I work in Boston, so my house search ranges North, South, and West suburbs of the city, placing a premium on homes closer to a commuter rail station. 

That's a tough price range to get financing in. 

Before you can really start talking to Partners or Capital people, you really need to nail down the numbers of the deal first. the comps range you give is 400k.

Even in surrounding it's hard to find properties in that price range.

You should know how much properties rent for (eg single family house, 3 bed, 2 bath) and from there know how much mortgage it will cover...meaning you then know what price range to look at. 

Depending on your financial situation, you might still be able to find deals at your price range.

This will allow us to get to a 35 year loan term in the 3%-4% range.  

.- 2nd Story: 2/1 - Nicest finishes, only missing upper cabinets/shelves, range hood, less outlets than I’d prefer, large pantry and enclosed livable back porch.- 1st Story: 2/1 - Mid grade finish, missing upper cabinets/shelves,, range hood, same electrical / layout.Garden: 1/1 - Mid grade finish, ceiling hight is good (lower in some areas, assume for boxed out utilities), floor carpet / tile but noticeably not level.

We are replacing our:-oven and stove top ( with coils )-range hood-refrigerator-washer-dryer-dishwasherWe are looking for stainless steel, reliable and cheap!
