With this direction of things, implementing, training up and than running with a simple SIMPLE 3 person team, it can have impact and fell as though it's an entire organization behind you.

It is always higher than I want it to be but I fell comfortable knowing I made my best estimate.

I was warned early on to be careful but fell for the entire act regardless.

Also have had some great work with Advent Real Estate, I actually bought one of their flips as my first house hack so I fell pretty confident speaking for their quality of work having actually lived in one of the properties. 

Both properties fell out of escrow several times as conveyance was restricted to quit claim only.

I do not know yet why the deals fell through (agent is looking that up now).

A shining example in MA is the Ibanez ruling, where  thousands of mortgage foreclosures were invalidated retroactively with one fell swoop. 

Unfortunately, the deal fell through.
