@Fabricio Laboriel there are companies that offer great products for real estate investors who are doing flips or value add investments like BRRRR.

VA is a great loan product, but I will caution you that in many many places in Texas it will be very tough to use.   

I'd say your concerns are valid.

Lastly, you should always look to partner with an agent who's very familiar with real estate investment / landlord insurance, and the products available in the marketplace. 

If the lender has other first time homebuyer products, it will probably be up to the lender if he/she can qualify for them as a FTHB (First Time Home Buyer)
