I have seen people who are young and inexperienced, yet have alot of enthusiasm, go to work for a top producer in a top real estate firm, as an assistant, do very well and later turn that experience into a great career of their own.

If for whatever reason I want to sell, I'll probably have to pay 6% for closing, so take off 5k off the 81600, which won't leave me no where near the 20% minimum I must have to do a deal (20% is my rock bottom I need on a flip to pay for my time).Maybe I'm making things more complex than what they are, but if someone could break this down for me I would appreciate this immensly on making my decision on continuing with the purchase.Thanks!

It is worse quality than WTI but you can see the profit margin.They produce about 10 million barrels a day.

As long as you buy them low enough and your ARV is high enough, you can continue to cash out 20 to 25K for your next purchase and rehab, while holding small loans on each property and still making them produce a fairly nice cash flow.
