The question is whether you prefer to 1. quiet title to JT and then sell and buy as JT.2. sell as individual and buy as husband/wife3. sell as individual and buy as individual then quit claim to JT, Those are 3 options which do not change the tax payer for the property and I've seen all three used.

The lien should only affect how much the seller receives in his pocket after the close of escrow.

Switch them back after the appraisal.There are basically three outcomes to an appraisal: you can get lowballed, you can get treated fairly, or you can get a high estimate.
