I gave my contractor a deposit in December and final payment in January for a large structural repair job on a property that is partially personal (I live in one room) and partially business (my LLC) as a vacation rental.Now I need to send him a 1099 and send the IRS a 1096 (late on both of these, I recently found out), and figure out which tax year to apply the payments. 

Then during due diligence get your contractor or subs out there for estimates, then negotiate down further if it comes in a lot higher. 

I recently purchased a Four Family home and I am looking for a license electrician in north NJ 07075.

I have access to contractors and know  they do great work. 

I WOULD LOVE TO HEAR FROM CONTRACTORS IN THE WOODRIDGE, NJ 07075 AREAELECTRICIANS, TILE GUYS, PLUMBERS, DRY WALL CONTRACTORS, DOOR HANGERS ETC 

I would take notes on what you think needs to be done and/or what is found by the appraiser and then work to get quotes from your contractors, your experience, and google before proceeding.Depending if you’re renting or flipping, you’ll likely have different things you will want to take care of.

We're a management company but also a licensed contractor and our team does quite a bit of work on the old structures up here.  

Any needed repair that is causing damage to the premises such as plumbing leaks, roof leaks, and any sort of moisture must be reported to the Lessor immediately.
