The paperwork states "representative" for the person doing the managing and they sign docs, deliver and all but the letters etc state the company that is actually doing the lease which is the owner of record for the property.

The funny thing was I had to push out the settlement date because Wells Fargo was taking too long to process my loan, even after I gave the loan "officer" all my paperwork twice since the underwriter need to proofread everything.

Not sure if that matters, some of the banks get weird if you submit it as cash and have the closing atty do the loan paperwork at the closing.

I find this as slightly odd, as all the notices and paperwork in the windows of the house were dated from 2011.I have not called them yet as I just got the information tonight, but I have located them on Facebook and all seems well with their health and financial wellbeing based on what they have posted.I am new to real estate and would appreciate any help and advice.

You can be the one who does the leg work (collect the paperwork from the seller, meet the BPO agent, attend municipal inspections etc.).The one thing you DON'T want to do is offer to help these folks and be inexperienced enough to get them into a deeper bind.
