Removing that gravel will be a pain. 

We do have an administrator who files the annual compliance paperwork and is our "go to" for questions.

@Jesse BlaineYep, plumbing can be a pain if you have to pull pipes horizontally or run them awhile before finding the tap.

Finally a job agency said a Chinese restaurant in Jersey City had trouble finding Chinese waiters as it's a pain to get to, and would consider him.

I bought it 4 years ago and it's been nothing but a pain (I have another rental not far away that's been much easier to manage for various reasons).

(While text message may or may not be legal form of notification in your state, if you have a back and forth, the tenant can't really prove they didn't get the message.It pains me to say this, but cash for keys can be a quicker way of getting someone out of your house.
