A lot of this are eviction-worthy events in our leases although I'd have to say that different people staying overnight would be harder for us to nail than the same person staying overnight for 2 weeks.

Mainly because I have a tool buying problem...anyway. my question is if I had to buy a roofing nail gun in order to roof the property would that qualify as an expense that could be deducted that same as a new sink or the roofing material?

We have them make list of cosmetic stuff nail pops etc and at month 11 they are to call us and we go in and do any cosmetics which is generally paint related and our subs know they will do that as part of the contract.
