I was the kid on the corner selling lemonade at 6 yrs old trying to make a buck or selling my parents stuff in a garage sale early in the morning.

I was told this by 2 current students that said the bad kids run the school and not the teacher. 

I have a wife and two kids.

Depending on the target demographic (like Cedars for example) schools are less relevant because these residents generally do not have kids.

Her kids just had a new garage built that summer with all new concrete foundation and driveway, new glass block windows in the basement, new 7’ fencing in the rear, new fuse boxes with surge protectors built in , recent roof and a lot more I still don’t know why it sat on the market for 18 months but we picked it up for $35k.

I have a deal I'm trying to get closed before  the 2/5 auction. quick break down:Homeowner has passedSeller has already went through probate.There are 2 minor children involved the 2 kids were born to both parents.I received an email from the title company this morning that states:Homeowner interest went to her minor children and 1/3 life estate interest went to husband.Due to the fact the children are minors we would need to have someone named as guardian of the children.

We both work full time with two kids and dream of having rentals generating passive income for us. 

We are in the process of setting up a living trust, but we are not sure what are the important documents we should include in our trust to protect our kids and our investments?

Keep it to the grass only.And if he cuts it, fix the things that need fixing, broken screen (summers coming) etc...8 kids, there will probably be broken screens, and then tell him to (have the kids) be careful and not break the screens in the future.Good Luck!
