South Dallas / Fair Park Area

Hello everyone, new to the forums and real estate investing - 

What do y'all think of the South Dallas / Fair Park area? I see a few new property being developed but the schools/crime/etc appear to be poor. Anyone know if this area is being developed with better schools, etc? Anyone with experience investing in that area?

I think it is getting better, but you would be on the leading edge if you invest in the area now.  It might take 10 years to come up, it may never come up.  Its a risky position to be in if you are betting on the future.
