If I do the usual move out routine of cleaning, painting, replacing carpet etc., we will be able to easily raise rents by about $200 per month.If we do more of a remodel, i.e., replace cabinets, update bathrooms, new base boards, new upgraded interior doors and maybe reconfigure the interior we could probably raise rents by $400 or more.

Do you have any carpet guy you can recommend? 

We accepted with a counter of all carpets and house professionally cleaned.

You don't want to trap any moisture in the walls, carpets, ceiling, etc.

Hey Ryan Van Fleet , a good rule of thumb for all rentals, besides just student housing, is to avoid carpet.

The seller has given me reigns to do whatever I need.Lastly, I took a look at the house and at face value, it seems like it needs to have the carpet replaced throughout, one window replaced and one closet door.  

Properties were recently rented and vacated, and also just had new cabinets/carpet/paint put in.

UGH.As for renewals we offered a clean your carpet, or freshly paint 1 room with our renewals and our tenants loved it, some took advantage of it and the others didn't but it kept our carpets in better condition.
