First Deal...Double Rental Purchase Opportunity

Hey All!! I'm an agent in Fayetteville, NC and I have been searching high and low for my first deal! I've come across a gentleman who wants to offload a couple properties. I was hoping that you could please take a look at the docs in this link and let me know if the deal seems like a win-win-win for everybody involved. It would be me...the down payment partner, and then obviously...the seller. Open to any and all feedback!! Thanks!! 

Oh, and just FYI, the rental rates that I'm using are as reported by the homeowner. Properties were recently rented and vacated, and also just had new cabinets/carpet/paint put in. The "Cost to Sell" in the Seller file is about the cost of doing business here in Fayetteville, NC. The properties both have assessments on them coming up.
