If you haven't already, I would create an accurate budget based on what the property will likely need during your intended hold period (such as roof, windows, siding, mechanicals, sewer line, driveway, appliances, plumbing repairs, kitchen and bath upgrades, etc).

Now, here is the upside potential....First, we can put double pane windows in all the units.We are east of Cleveland Ohio and living on the lake is quite cold and all the units are single paned windows.

We also carry a very wide variety of finish options as well (Kohler, Delta, Andersen windows, Pella windows, etc.) 

Custom blinds, new bedroom windows and minimal landscaping.

So I refuse to allow the tenant to do it.The same tenant also MOVED an upper kitchen cabinet & when I noticed it askew I found only one 1 5/8 drywall screw was holding the thin plywood backing into a stud the rest were just imbedded in the 1/2 drywall.

Does anybody have a philosophy of putting higher quality blinds that actually block most of the light out in their B and C grade units to prevent tenants from wanting to put up additional window dressings?
