just think if they are cheating you so bad right out of the gate what could be their intentions toward you if you were going to depend on them to guide you through the entire process of purchase, rehab, and sale?

Wholesalers, since they have no intention of owning the loan and typically have never owned a loan lack the skills to price loans out properly and to understand what makes a good loan to buy or a bad loan to buy.

Credit Union's are similar, just having equity isn't enough, you have to show an "ability and intent to repay" as they taught me in finance class oh so many years ago...banks and credit unions are not collateral lenders.

In your case, unless you have every intention of purchasing the property at the expiration of your lease, you'll want to use a lease-option wherein you'll have just what the title implicates, the option to purchase the property upon the lease's expiration, rather than the obligation provided by a lease-purchase. 

However, if you that is your intention, if you really really want to invest in real estate, you might never have another opportunity as good as right now.Good luck.
