Even people who are paying over-asking price in Utah, for instance, may still be pocketing gains if they're selling in California.

How does the IRS and CRA look at this in that instance?

@Zoie Holley - I think in most instances it’s either lack of funds (savings when starting out) or an inability to take effective action after you’ve educated yourself over a period of time.

The more heads in beds equal higher rates. 

@Danny Lambert in this instance it was luck but as they said there’s no such thing as luck but persistence.

I figure I can also refinance the home and take out whatever I've put into it at the end of the year to free up some cash, but the risk just feels rough for me to wrap my head around.

I'm a multifamily investor, but I think there is a good argument to be made for SFR investing with San Diego headed toward a more multifamily way of life.

@Dustin Lauer thank you for your feedback, interesting to hear from a lender side, appraisal was actually done couple months ago and all requested docs were submitted, so it's unclear what's delaying other than them not wanting to do the loan, great point about using tech to improve the process, hopefully that's where we are headed@John Morgan how long did you wait previously?
