Quotes can vary based on your personal history, the property style/location/updates, the amount of risk the insurance carrier currently has on the books for your risk type, local laws, your marital status, and on and on.

Syndications, turnkeys, and notes all work well from a distance, but they of course need to fit your goals and investing style.

There are not many books about this style of investing.

Not as great.The $30k cash out would go towards purchasing a small Airbnb loft style unit on my primary property (not ADU, because its under sq. ft. requirement for permanent setting to land) that can be rented out.

The costs seem mostly in line, maybe a bit high on the paint, but then we do all our own work.I understand replacing the electrical outlets, we do this too since our houses are older and some of the outlets are pretty grungy/ have stopped working, and it looks a lot nicer with white outlets instead of the beige or brown that was in style when they were installed. 

That price only works if the current "hotel-style" renting stays in place.  

Like many I started investing in small multifamily and in the last few years have directed my efforts towards commercial style multifamily sized buildings. 

Hi Travis, the neighborhood is called “Desert Color” the reason Im even mentioning the name is because the entire neighborhood is centered around “resort style living” my part of the neighborhood is not zoned night rental and minimum of 6 month leases.

Yours may be a brand new, high-end, fully upgraded, highly sought after style, with a huge lot and the other one could be a dilapidated 100yr old, needing to be rebuilt, on a tiny lot. 

I got one of my clients closed on a east Medford home with two ADU’s that was an older craftsman style home that they’re househacking short term rental market and it’s been great for them!
