Retail asset class D.C. investors

Are there any retail-focused biggerpockets investors in the Washington DC area? I’m thinking of an investment in a storefront property on Georgia Ave/ Howard Uni

If you focus in retail assets ...

1.) Were you able to find investors like many do in syndication of Multi-family properties?

2.) How hard was it to find a tenant?

3.) How did you learn about this trade? There are not many books about this style of investing.
