My current project is a similar scenario - needs a lot of work (+ money for renovation), and I'm turning the basement into a separate unit in order to increase the monthly rental income.

Because of material participation (I self-manage)/bonus depreciation/cost seg, we’ve been able to get all of our taxes back both years so far.We cannot keep going the way we have for two years, so that’s not an option.

I would want to keep extra for reserves along with contingencies, plus if anyone in the area has stored away the 10,000 for a cost segregation details on that would be helpful too.

I understand they need to increase fees, but their fees are now higher than others and their payment time is so much slower with stripe... 

We track most things manually, but use Apartments.com for the units currently occupied (adding more units in our portfolio will incur the Apartments.com premium cost, so I want to explore my options if software is no longer free).
