Acquiring real estate with a mortgage substantially increases the cost of acquisition. 

Good enough for a rehab but not quite for a purchase.We’re looking to get into “Fix and Flip” to increase capital and maybe BRRR it if the numbers make sense, but our ultimate goal eventually is to Buy and Hold.

If you want to attract professionals with higher income, have your rent reflect that.

The school zones couldn't get any better either so it could be attractive to more families. 

Push the 750 immediately to 725 and move the other up to the same over the next 8-12 months.Make sure you institute a annual rent increase going forward.

At a later date, if you decide to rent the property out, your depreciation will be larger as a result of the increase to your basis.

In our case it is an increase of $10-30/month, but in your case that would be $200 increase.  

I'm assuming by the value of the house the area is not going to be a spot that will attract a new build

Those prices look really attractive for a BRRR from out here in California..
