Don't get me wrong, I know how dumb of a decision it is - I'm mostly concerned about the potential liability if something were to go wrong and a fire were to start.

Welcome @Rita Temple, I'm a new member (only my third day on BP) and introducing myself has proven to be a very good decision.

@huy @Huy Ly congrats on making the decision to get your 1st place.

I'm excited to be part of this community and I hope it will help me make my decisions on inexperience fields.

I strongly recommend you take your time to learn and to find what interests you before making any major decisions.  

@Elizabeth Colegrove I did look at that, however it worked out better in my favor to not pay the PMI but that was just a personal decision to pay more for a short amount of time rather than to pay PMI for ten years or more until I was able to have it removed. 

If I'm trying to get in the game with a buy-and-hold strategy, I'm unsure how much should appreciation play into my decision?  

Sure the guru types are more about excitement and emotional decision making, but that's sales 101, Like I said I get why most people hate the guru programs, and I certainly would never pay for one.

I have no idea if any rules or regulations apply to the banks asset managers decisions.
