Landlord / tenant laws here in MA are so wildly in favor of the tenant that you should be sure you understand them before buying that kind of investment.BTW - look in the "events" section. 

Maybe your goals are different or maybe you have a job where you already make lots of money, but I wouldn't touch that kind of cash flow with a ten foot pole.

Im sorta new here as well and kind of new to RE Investing. 

Unless you want to try to learn specifics about certain topics like distressed sales, etc and get the kind of color you can only get from an experienced instructor, then I would stick with online.

I will pull in more experts before making any kind of offer though.
