Is there a way for me to get a loan for him so that it’s a low down payment but using my income/credit to qualify?

For pre screening are you simply looking at income, debts, employment etc?

You might try googling "warranty deed West Virginia", and then look for some legal blog posts that discuss the specifics of warranty deeds in West Virginia, and whether in fact that's what they're called there, before then going back to the search results (maybe modifying to "sample warranty deed West Virginia") to find a template of the document from a reputable source. 

DSCR loans do have slightly higher rates than conventional loans, but its not because of the LLC, its because of how they qualify the client (not using personal income).

@Paul Scavello The trucking companies will know where the sources for fill are, Allied trucking is one of the larger ones there.Dickerson in Fort Pierce is one of the largest site contractors there, and own pits.

You can do a 1031 exchange if the property has corporate ownership and the corporation has filed or will file a US Income Tax return.
