. :) I just worry about these west coast folks buying one 40k rental in the mid west not really understanding the tenant demographic etc.. now Granted INdy is safer than say a 40k rental in Memphis that I agree with .. but its just a degree of safety .

Of course there is always a certain degree of risk with any arrangement, whether tenant pays each month or 12 months in advance.

I have 1bd 600sqf unit the heat calculation calls for 25k btu, NO boiler is made below 50k, I have radiant pex in floor heating, so my temp can be set to 120-130.I hear that electric tankless water heaters are designed to take cold water and bring it up to 120 or whatever your setting is max 140but with radiant after awhile my return will be 110 and going back out 130 using very very few amps to heat those 20 degrees but how long will that last ?????

Again, completely generalizing here, but rationally that's why IMO, because women are getting graduate degrees and certifications at nearly the same rate as men, so it's not a question of education or capacity, but merely preference.
