Looking at an 75 year old 2600 sq ft 3/1 raised ranch on 1.8 acre lot. structure is good but the floor plan needs a little adjustment (including adding at least a half-bath).

I was last at the property just a couple months ago; we had some water come in a basement window, and before that water on the floor from a full lint sock, I tell all my tenants that if you see a drip of water out of place to call, and both times she called asap to let us know of the issues and we took care of them asap.I have re-informed her of the terms of the lease via my latest email and voicemail: utility payments are considered rent, and when overdue late charges will apply, which are $25 once late as of the 5th of the month, this month, then $5 each addl day.

Heck, my house we live in now I purchase before I met my wife had wood grain formica counters and stcky tile floors and it would probably still have it today if it wasn't for her.....but it did have a pool and very big tvs !

If you are going higher end, or are in a very cold location, you can always add floor heating under the tile to make it more appealing.

If the bleach stain is bad in one room, you might want consider either replacing the carpet in the room, or install some laminate flooring in that room, but the cheapest way to get ride of the stain is to have the carpet dyed a little darker than what it is right now, or at least that one room.

Since the apartment is on the first floor we also had terminx investigate the basement where they put traps as well.
