How much time does she have on her hands?

A little bit about me and my expectations, I’m a active duty stationed in Camp Pendleton but in the next 6 months being transferred to 29 palms(both in California).

Podcast listener here, hoping to get some advice.Bought a house just outside of Denver 2 years ago, have $198k left on the loan and have a good 60-80k in equity, according to a handful of real estate "website estimates".

Then I can have the deed holder transfer ownership via general warranty deed. 

Or they are transfered and only stay a year .

The lump sum will be handed over when they move out.Not only do they have a personal incentive to take care of the place, also they live in a nice place and not a dump.

A business LOC is probably out of reach with just a handful of properties. 

Over the last 4 months, I have listened to all of the podcasts and have read a handful of REI books.

As I have been pulling together capital to get started, I have also been researching markets, podcast listening and reading every book I can get my hands on to get a foundational education.In my mind, with my capital limitations to get started I love the BRRRR strategy, I think I can make it through the Buy, Rehab, Rent,  once before chasing loans if I stay in certain markets.
