Mostly they are interested in having access to the community gym next door if they lease from us.I was wondering if anyone has some creative ideas for renting the space out?

Looking to be an expert in a smaller town/geography is a great way to learn your craft and afford you the ability to get started sooner rather than later.

This would get me "into" an investment property sooner than saving up enough for a 20% down payment that most lenders require for an investment property.

Just something to consider, an upgrade would cost money but will likely have to be done sooner or later anyway.  

Hopefully I can get it sold sooner than later.  

The one thing I would add is, get to the flips sooner.

How much value is there in turning the property four months sooner?

I live in Wisconsin, so painting the exterior is not an option for about 3-4 months.If I refinanced sooner, I could use the money to help pay off the CC debt and then parlay the rest into starting a flipping business on the side.  

Had I went with cheap vinyl it would have rolled right over the top, and been seen much sooner. 

I usually pay a 100/month on student loans which is over my minimum payment to help pay it off sooner.
