Did some research and found a property in Ensley with a Tax Lien for $1200, bought the lien and received the Tax Lien Certificate from the State just yesterday.  

I also did some more research and found out about a program the city offers.

@Kevin PowellI believe he meant if you found a property with 65% ARV, make sure the rehab cost will not go over 15% its ARV.And same if you found a 70% ARV, rehab cost should not go above 10% of its ARV.

It is possible to househack with what you have; however, the timing is bad now unless you found a duplex or something that already had a good tenant in place and a vacant or month-to-month tenant whose side you can take.  

Unfortunately, I've found estimates from Zillow, Rentometer, and other platforms significantly off after conducting thorough research.

I've been to others which I found through meetup but nothing to rave about.
