In CA the contractors have gone nuts and are practically charging the going rates for the real estate sales price / square foot. 

I am new to investing and Have been told to start with Wholesaling...I am taking courses and learning the nuts and bolts of Wholesaling...My question is how do I create my Buyers List so when I have a property I could go and find a buyer to wholesale to....I have some ideas like placing an ad in the paper for ex: "Investors needed to buy Whole sale properties etc."

I'd bet these lenders have much bigger fish to fry than going after a paying customer.

Are you doing this full time as a business or do you need a project/hobby because you don't like to fish?

Once you've studied real estate principles, including basic title, documents, valuation, financing, etc. and are ready to begin finding, I suggest you make a field trip to a fishing tackle shop, a hunting gun store and a gold prospected supply store. 

I learned to fish there.. how to shoot a gun.. how to drive up to a dairy and buy the best cheese on the planet.. what smoked meats and brats were all about.. along with corn on the cob being sold like they use to sell on the ice cream trucks were I grew up in San Jose CA.
