I would use this strategy if it was going to be a short term timeline to replace the money by doing value add stuff that would allow you to put a conventional 30yr fixed product so you could pay back your tsp in less than a year.

The opposite way of this plan is to get to slow-grow neighborhoods and buy 3-5-8 SFH in cash or 50% hard money in areas like Macon, GA, or Savannah GA, and do BRRRR as well and diversify with 50% long-term rentals and 50% short-term rentals But really, the main idea is to make a smarter move with fewer movements along the way and get it safe as well.

I think a short-term fix-and-flip loan would serve you better because, first, the credit requirements are typically lower than a DSCR loan's credit requirements, and fix-and-flip loans will fund a portion of the purchase price as well as some or all of the rehab costs (usually through the draw process).Right now, saving your cash, rebuilding your credit, and finding both a partner (ideally with a higher credit score AND experience) and lender you're comfortable with should be your priorities.
