I'm expecting high equity on this property, so did something I generally don't do - I factored in 0% PM, which probably isn’t a good idea, but I plan on managing myself for the first year or two, and depending on the market, will either increase rent or sell.

I recommend you start out defining what you want, develop education in that area of expertise, and attend local real estate socials.

Stockton needs investor capital to push development and if they adopted rent control, it could derail that train. 

Does anyone know an agent or investor that is familiar with lots or development that could provide some information or share their experience? 

Should I immediately rescind my offer and tell the seller to fix that situation and get back to me after, reassess/resubmit the offer with the eviction factored in, stay put and inquire more about the eviction, or whatever else I'm not thinking of?
