I don’t want to be insensitive , but if she moves after the summer it is extremely hard to rent out the house and could have a 6 month vacancy . 

A new policy naming both the land trust beneficiary and trustee(s) as the policy loss payees satisfies most lender requirements.

Rates have been extremely volatile recently, but they are also generally pretty low right now.

@Jose L TorresI believe these are hard times ahead very possibly the next 3-6 months as covid19 is very unlikely to go away quickly and the US was extremely ill prepared for it, now scrambling over the last 4 weeks to get things in place for this in hospitals around the country.

@Collin CorrintonOutside of times like we are going through right now, on the commercial side there are banks that would hypothecate a note but for owner occupied that is extremely rare due and if you could find a lender it would need to be specific to a certain geographic area.
