Talk to a local lawyer to check everything and use extra forms for any special rules about the fee or deposit.

I can find quality people to do what rehab needs to be done, but finding the right properties, keeping a stream of investment options coming, and negotiating the deals is harder to train in my opinion.

There seems to be a discrepancy in the market with the amount of available single story housing options for those who might have a hard time geting around.
