thank you everybody,I should probably give more details at the start, but here is few extra things that may answer some of your questions:this is a wholesale deal for cash. the price already takes into account the current state of the property and now I am trying to get little bit off the price to account for possible holding and eviction costs.my main thing is just to know what to expect when trying to get the tenant out.my plan:1. try to see if the tenant leaves before lease is over and pay him lump sum for doing so.2. eviction due to violations (trash everywhere)3. give them at least 30 day notice before the lease expires that we are not extending on month to month and then deal with them if they don't leavequestion for Greg:"If they agree, take 10 $100 bills and tear them nearly in half (you keep at least 51% of the bill) and give them the smaller part."

I know that going forward into the next downturn, I will be picking up more properties from investors and it will make me feel slightly better if I know that I tried to warn people about getting over extended or making bad investment choices.
