They do this to keep buyers from "loan hopping" to someone else.Now when you get a different loan rate mid deal you might have to get the seller to extend your purchase contract or lose your EM if you can't close in time.

I'm moving to a recently purchased 2-family in June and I plan on asking the longer term tenant if they would assume a pseudo-property management type role (cut the grass, shovel/salt walkways, etc) in turn for not raising the rent when we extend their lease in April.I don't think the current value has risen enough to eliminate PMI yet but incentives that's gone it will provide a nice boost in monthly cash flow.

When we first purchased the home we had a 30 yr loan but refinanced into a 15 year loan with the expectation that we would live in the home for the duration of the loan and own the home free and clear.
