like @Scott Weaner and @Ken P. and many others here we used our heloc for the down payment on properties and to buy a foreclosure with "cash" plus rehab costs and plan to recoup it + some using the BRRRR method

The only way I know for sure to finance deals that low (actually you can, and we do, use this method for any size deal) is to use a SDIRA.
