We are currently in the middle of a flip.  

We are looking to finance the purchase with an FHA loan and stay within a one-hour commute to Manhattan.I have been searching for good deals on Zillow and Trulia as well as talking with a few different brokers.

My lender is fully aware we are just finishing up final details now to make sure this all works.

We are now at the point we'd like to move into small multi-family.  

We are looking at a three bedroom lockout at the royale palms at Kingston plantation.

Now we are moving forward with properties to buy and hold and flip  and yes many are in c  neighborhoods where the cash flow is amazing...Its been a challenging year with many twists but would not give it up for the world not am hooked...IN this case I would walk from the deal to many loose ends ..and I always like reports from building inspectors they are independent and tell it like it is

My partner and I took a class in April and after a few months focusing on other priorities we are ready to get started investing.

I have an agent and we are looking for the right opportunity that meets our expected numbers from ROI, Cash Flows, Cap Rate, 2% rule, etc.

We have used a combination of niches: fix and flip, fix while occupying, quick turn wholesale deals, sold on lease option, carried back second mortgages for cash flow, bought with owner financing, bought from MLS, used direct mail, door knocked pre-foreclosures, went to courthouse steps to see if the auctions were for us.Now we are working to...um...

We are very close to making more than 128k, but nowhere close to having 15% down.
