NYC's Human Resource Administration (Public Assistance)  has a program called S.O.T.A (Special One Time Assistance) specifically for employed people whom live in NYC shelter system.

There are over 20 active CPAs here in these forum assisting RE investors with their tax planning and strategies across multiple States.

With the single-family, duplex or small multi family I just throw it out the window and not even consider it. 

By splitting out the rental, voila, now you have rental losses which are automatically aggregated with all your other rental activities and are non-passive, even if you don't materially participate on it's own.
