Have not established LLC yet, but not sure what to do about assigning an address for the LLC because I move around a bit from the military.  

The PM (acting as agent for the seller) was in the process of screening tenants to place in the unit.We asked them to "hold their horses" as we wanted an opportunity to find an screen our own tenant and would use our own MTM lease agreement to establish their tenancy. 

In some areas, you can build a relationship with a local RE agent, provide the agent with leads, and get established as an unpaid assistant.  

Other things I am considering as we grow- sending a gift card to a local establishment ($5?)

This presumes that you have an established and trusted list of contractors who can work on the project.  

I was thinking the LLC would help establish my business for a future LOC with the banks also the the obvious liability protection would be nice.

The hipsters have been a growing trend for the last 5 years or so I was amazed at the transformation of lower Manhattan and Brooklyn by the hipsters.I think you are on the right track but as soon as the establishment identifies a movement it can quickly morph into something else.
