Since your'e PMA requires 2 months' notice, I would take some time (sooner than later) with them to see if they can explain to you why there is no interest in your property based on their experience.

Every action you take is a learning experience that will help you learn and grow.

Our experience has been that when this happens (we have had this situation at least 4 times) it always plays out the same way, there is some sort of clerical error and we usually have it resolved in 1 -2 months AND they pay the back rent.

Before the late 1970s there were no real estate gurus, no real estate investment courses, no house flipping TV programs, no real estate get rich books, no real estate investment clubs, and what experience the general public had about real estate was limited to buying their personal residence. 

If you have experience with long-term holds on the northside and are willing to look at a couple of the deals I've analyzed and share your insights, I'd be very grateful.In the meantime, I'm starting to think creatively about other strategies - looking for off market deals, pooling funds with friends, etc.

Giving reduced rent to someone who will be enjoyable to live with while treating you and your space with respect is worth it.

Thanks for jumping into this @Jay Hinrichs- My CPA assures me that by retaining title (not transferring it to the partnership) I can enjoy cap gains on the land profits portion.- All the costs you list are in the $2M. 

If you have no money now and no experience this is all a very big pipe dream..
